Wouldn't it be easier to sell my client’s home the traditional way?

No, and it’s not even close. We designed the Bonus model to provide homeowners with a better, faster, and more financially lucrative option than selling. As an agent, you know that selling a home and buying a new one never sync up properly. With Bonus, homeowners:

As an example, if a homeowner’s new home won't be ready for 1-2 months, they Don't need to move into a temporary home—they can simply stay in their current one and move on their terms, not their buyers’. Our goal is to keep the process as simple and easy as possible.

One of our first members, Susie, bonused her home in Gilbert, Arizona in October 2022—her home and the mortgage on his home fit our parameters. She wanted her equity out to put toward a new home in Atlanta where her new job was located.

At the time, the home was worth $410,000 and she wanted $160,000 of equity out. She heard about Bonus Homes through a friend and was surprised that this existed because she knew she had a 2.75% rate on her home that she was going to let go of because of her move.

Bonus cashed out her equity; $160,000 in 14 days. No showings, no buyer, and everything was wired to her through an escrow company, just like a sale. We were flexible on her move-out timing as she needed about 30 days to get everything out and move cross country. Susie now has two homes—the new one in Atlanta and her former property, which is now an investment home that Bonus manages and pays for entirely. She was also able to qualify for the new home even with keeping the old home.

Since then, Susie has done absolutely NOTHING on the home. Bonus has had a tenant in place since her move and has been covering every payment or issue on the home. We even replaced an HVAC system that broke. That cost will never come from Susie. We covered it.

In January 2025, Bonus did an annual home value check—Susie’s home is now worth $485K. Based on Susie’s percentage of upside, she now has $23,000 of profit built into that home and it’s only been 2.5 years. That’s $23,000 for doing, literally nothing—like a stock that just increases in value.

Think about that:

2022 she cashed out her equity $160,000

2025 she already has $23,000 of new wealth that’s still growing

She keeps this home for another five years, that $23,000 will only grow more with time.

In 10-15 years we are confident Susie will have built another $150,000 or more of wealth that she never would have had if she sold the home in 2022.

2. What types of properties can qualify to become a Bonus Home?

Currently, Bonus Homes invests in detached single-family homes that are primary residences, rental properties, or investment properties with interest rates at or below 4.25%. Unfortunately, townhomes, condos, manufactured homes, and commercial properties are not eligible for investment at this time. As the listing agent, am I still compensated?

Yes! Bonus Homes does not interfere with you receiving your agreed-upon compensation. Like a traditional sale, your compensation will be deducted from your client's Bonus equity payout. This transaction is paid out through escrow.

When my client wants to sell their home in the future, who will serve as the selling agent?

While it’s entirely up to your client whom they want representing them in their future real estate transaction, Bonus will direct them back to the original agent from the original Bonus transaction first. We will also work with our agent partners to keep them in the loop on the home throughout our management.

Can I line up the closing for my client's new home with Bonus?

Yes! Bonus can work with the lender to set up a simultaneous closing on the new property with the Bonus funds. We do this every day.
